Permit for Residence Authorization for Investment Activity (ARI) – GOLD VISA
Foreign investors may apply for a Residency Authorization for Investment Activity if they have regular entry into Portuguese territory (valid Schengen visas holders or no visa beneficiaries), by means of capital transfers, job creation or property purchase.

Who can apply for Residency Authorization for Investment Activity.
Third-country citizens engaged in an investment activity, in person or through a company, carrying out at least one of the following situations on Portuguese territory, for a minimum five year period:
Acquisition of real estate properties with a minimum value of 500.000,00€
Acquisition of real estate properties with a minimum value of 350.000,00€ in a urban rehabilitation area, or buildings built minimum 30 years ago with the accomplishment of renovations of the property acquired
Capital transfer with a minimum value of 1,000,000,00€. Includes investment in shares or company shares
Creation of at least 10 jobs
Capital transfer of a minimum of 250,000.00€ for supporting artistic production, restoration or maintenance of cultural heritage
Capital transfer of a minimum of 350,000,00€ for scientific and technological research activities
Transfer of capital of a minimum of 500,000,00€ for acquisition of equity in investment funds or venture capital for the capitalization of small and medium-sized companies. Investment in capitalization in small or medium-sized companies requires the submission of a viable capitalization plan
Requirements for the acquisition of Real Estate properties
For investment in acquisition of real estate properties with a minimum value of 500,000,00€, the value of this investment can be reduced by 20% (400,000,00€) when the acquisition is made in a low density territory.
This type of investment may be carried out individually or through company shares in which the applicant is partner.
The investor will have to demonstrate ownership of the real estate property. Being unable to do so, he can demonstrate it through a purchase and sale promise contract, with a minimum 500.00,00€ deposit, and do so as follows:
To acquire the real estate property based on a co-ownership, provided that the applicant to ARI invests a minimum of 500.000,00€;
Acquire the real estate property through company shares in which he is a partner;
Increase the amount of the real estate property value in 500.000,00€;
Grant the future real estate property for rental, commercial purpose, agricultural or tourist purposes.
Holders of a Residence Authorization for Investment Activity are entitled to:
Entry into Portugal without the need for a residence visa;
Live and work in Portugal. They must remain in Portugal for a 7 days minimum period of time in the first year, and more than 14 days in subsequent years;
Travelling through Schengen area, without the need for a visa;
Request family reunification;
Request Permanent Residency Authorization in accordance with the Foreign Citizens law;
Apply for Portuguese nationality, fulfilling the requirements of the Nationality Law
This regime does not apply to Portuguese citizens, EU and European Economic Area citizens.
According to the actual legislation, permit holders of Residence Authorization for Investment Activity have the right to family reunification, request for permanent residence authorization , request for Portuguese nationality
Minimum period of time in Portuguese territory
For renewal of the residence permit, you must prove to have remained at least 7 days total in national territory in the first year. In the following two years you will have to prove to have remained at least 14 days total in national territory.
